Does listing my home stop foreclosure?
No. A listing, purchase contract, or short-sale package does not automatically stop a sale. Ask the authorized servicer, trustee, court, or attorney for written confirmation of any postponement or cancellation.
What is a short sale?
It is a sale where expected proceeds are not enough to pay all secured obligations and approved costs. One or more creditors must agree in writing to release liens and permit closing under stated terms.
How do I know whether I have equity?
Start with a conservative as-is market value, then subtract every mortgage or lien, taxes, HOA, title and closing charges, commissions, concessions, repairs, and a timing buffer. Written payoffs and title work are more reliable than an online portal balance.
Can you modify my loan?

Will a short sale erase the remaining debt?
Not automatically. The approval letter may waive, reserve, settle, or otherwise address the remaining balance. A qualified attorney and tax professional should review deficiency and tax language.
