National and local housing conditions make the builder story more important. NAHB Builder Challenges

NAHB reported that 84% of builders identified elevated mortgage rates as the most significant 2025 challenge; 81% cited buyers expecting prices or rates to decline; 63% cited cost/availability of developed lots; and 62% cited negative media making buyers cautious.

NAR Buyer Conditions

NAR’s 2025 profile describes a market with limited inventory, unaffordable price points for many buyers, mortgage rates averaging 6.69% during the survey period, an all-time high share of all-cash buyers, and an all-time low share of first-time buyers.

Houston Builder Outreach

GHBA’s Custom Builders Council specifically addresses small-volume builder challenges, including builder/REALTOR® relations. Houston Builder Guide positions itself as a central communication portal between builders and the Houston-area real estate community.
